NOTICE OF PUBLIC HEARING

NOTICE IS HEREBY GIVEN, that the Nicollet County Board of Adjustment and Appeals will hold a public hearing on Monday August 21, 2017, at 7:00 p.m. in the County Board Room of the Nicollet County Government Center in St. Peter, Minnesota. The applications and accompanying documents are available for review during normal business hours prior to the meeting at the Property Services Office, 501 South Minnesota Avenue, Saint Peter MN 56082.

The purpose of said hearing is to consider the following request(s):

The request of Davis Family Dairies, 805 Enterprise Drive Suite I, Belle Plaine MN 56011, for a variance to increase the animal unit cap, at Northern Plains Dairy, LLC., located in SE1/4 of the SE1/4, and SW1/4 of the SE1/4, and the E740' of SE1/4 of the SW1/4 in Section 34-110-27 in Oshawa Township; at New Sweden Dairy located in W1/2 of the NE1/4 in Section 36-111-28 in New Sweden Township; at High Island Dairy, LLC., located in E1/2 of the W1/2 of the NE1/4 and the W1/2 of the E1/2 of the NE1/4 in Section 3-111-27 in Lake Prairie Township; and at Granby Calf Ranch, LLC., located in SE1/4 of the NW1/4 and the S1/2 of the SW1/4 of the NW1/4 in Section 15-110-28 in Granby Township.

The existing Northern Plains Dairy consists of 3000 mature dairy cows under 1000 lbs (3000 animal units) in five total confinement barns (measuring two-96’ x 1168’; 112’ x 804’; 94’ x 240’; and 102’ x 146’) with four liquid manure storage areas (measuring 450’ x 900’ x 18’; 60’ x 153’ x 16’; 41’ x 53’ x 10’; and 350’ x 340’ x 6’) and one solid manure storage area (measuring 85’ x 250’). The proposed Northern Plains Dairy will consist of 3300 mature dairy cows under 1000 lbs (3300 animal units) in five total confinement barns (measuring 96’ x 1168’; 96’ x 1168’; 112’ x 804’; 94’ x 240’; and 102’ x 146’) with four liquid manure storage areas (measuring 450’ x 900’ x 18’; 60’ x 153’ x 16’; 41’ x 53’ x 10’; and 350’ x 340’ x 6’) and one solid manure storage area (measuring 85’ x 250’). The total animal unit capacity for Northern Plains Dairy will be 3300.

The existing New Sweden Dairy consists of 872 dairy heifers (610.4 animal units), 3780 mature cows less than 1000 lbs (3780 animal units), and 520 dairy calves (104 animal units) in 12 total confinement barns (measuring 109’ x 680’; two-289’ x 510’; 318’ x 505’; and eight-14’ x 73’) with four liquid manure storage areas (measuring 240’ x 740’ x 22’; 316’ x 740’ x 18’; 20’ x 12’ x 6’; and 12’ x 30’ x 11’) and two permanent stockpiles (measuring 65’ x 150’ and 100’ x 135’) and two liquid manure storage tanks (2000 gal.). The proposed New Sweden Dairy will consist of 959.2 dairy heifers (671.44 animal units), 4158 mature cows less than 1000 lbs (4158 animal units), and 572 dairy calves (114.4 animal units) in 12 total confinement barns (measuring 109’ x 680’; two-289’ x 510’; 318’ x 505’; and eight-14’ x 73’) with four liquid manure storage areas (measuring 240’ x 740’ x 22’; 316’ x 740’ x 18’; 20’ x 12’ x 6’; and 12’ x 30’ x 11’) and two permanent stockpiles (measuring 65’ x 150’ and 100’ x 135’) and two liquid manure storage tanks (2000 gal.). The total animal unit capacity for New Sweden Dairy will be 4950.

The existing High Island Dairy consists of 3000 mature dairy cattle under 1000 lbs (3000 animal units) in three total confinement barns (measuring 394’ x 808’; 198’ x 110’; and 165’ x 175’) with seven liquid manure storage areas (measuring 500’ x 900’ x 22’; 10’ x 570’ x 3’; 265’ x 1220’; two-92’ diameter x 24’; 30’ diameter x 14’; and 40’ x 48’ x 12’) and one solid manure storage area (measuring 80’ x 270’). The proposed High Island Dairy will consist of 3300 mature dairy cattle under 1000 lbs (3300 animal units) in three total confinement barns (measuring 394’ x 808’; 198’ x 110’; and 165’ x 175’) with seven liquid manure storage areas (measuring 500’ x 900’ x 22’; 10’ x 570’ x 3’; 265’ x 1220’; two-92’ diameter x 24’; 30’ diameter x 14’; and 40’ x 48’ x 12’) and one solid manure storage area (measuring 80’ x 270’). The total animal unit capacity for High Island Dairy will be 3300.

The existing Granby Calf Ranch consists of 4320 dairy calves (864 animal units) in six total confinement barns (measuring six-58’ x 952’) with two solid manure storage areas (measuring two-80’ x 560’). The proposed Granby Calf Ranch will consist of 4752 dairy calves (950.4 animal units) in six total confinement barns (measuring six-58’ x 952’) with two solid manure storage areas (measuring two-80’ x 560’). The total animal unit capacity for Granby Calf Ranch will be 950.4. Ref: 503, 715.5.

To hear the request of Craig Bruns, 46305 478th Street, Nicollet MN 56074, for a variance to reduce the ordinary high water level setback and the intensification of a nonconforming structure, for the purpose of constructing a house addition in the Shoreland district, on property located in Part of the SE1/4 of the NE1/4 and Part of the NE1/4 of the SE1/4 in Section 16-109-28 in Nicollet Township. To hear the request of Darrell and Lindsay Palmer, 125 Oaklawn Avenue, Mankato MN 56001, for a variance to reduce the front yard setback, ordinary high water level setback and bluff setback, and the intensification of a nonconforming structure, for the purpose of constructing a house addition in the Shoreland district, on property owned by Agnes Gleisner, 66289 County Road 21, New Ulm MN 56073, located in Part of Government Lot 17 in Section 30-11-31 in West Newton Township.
